Position Summary...

The Design Manager is responsible to develop and manage project specific building design based on prototype and standards and in collaboration with cross functional partners. Manage Architectural and other supporting consultants in the development of project specific construction drawings based on approved Real Estate Plan within the budget allocated for each project.

What you'll do...

Manage project specific project design and associated timelines from Pre-Approval through GO. Ensure consultants adhere to current prototype standards when developing building drawings for all projects and collaborate with internal teams (Real Estate, Construction, Transportation, Technology, Store Layout, Specialty Departments and Licensees) during this process

Seek input from cross-functional teams (Legal, Risk Management, Transportation, Logistics, Food Safety, Asset Protection, ISD/Technology, Maintenance, Operations, eCommerce, Marketing etc.) as required, and ensure all projects incorporate current building prototype and standards. Ensure functionality by adapting store specific design to varying non-proto conditions. Resolve unique project specific design opportunities through information gathering and meetings with key stakeholders and coordinate design decisions with consultants and construction team. Throughout project lifecycle, review all potential change orders, coordinate with key stakeholders, obtain approvals and review impact of change to cost and schedule. Recommend solutions as required.

Perform project specific due diligence as required to determine project scope. Attend project scope trips with internal and external stakeholders. Create post scope report and distribute to all parties. Engage 3rd party consultants in order to produce building drawings to accurately reflect scope. Facilitate the project budget process and determine action items in preparation of RE&S presentations. Engage and collaborate with 3rd party consultants in post-approval scopes and requirements, and provide direction accordingly.

Engage external consultants for each project and ensure design fees are reflective of project. Manage design budget throughout project including reviewing and approving all design changes and associated fees. Ensure all contractual documents are issued to consultants in a timely manner. Review and approve all consultant invoices to ensure compliance with WM standards.

Review and approve all project specific working drawings, including exterior elevations. Ensure drawings are aligned with approved scope and any agreed changes. Ensure drawings are easy to interpret and fully coordinated. Obtain all authorization and documentations required for Building Permit Submission and respond to / negotiate with municipalities through the process as required.

Actively participate in project status meetings, weekly risk and change meetings, QCR meetings, meetings with Landlords and Developers and any other as required to ensure quality and timeliness of project delivery. Review and provide input on Landlord and Developer documentation.

Manage project timelines to agreed upon schedule. Provide input on project specific schedules for working drawing development timelines and building permit timelines. Track completed tasks on Tririga.

Manage design special projects as required.

Qualifications:

  • Architectural or civil engineering background
  • 6+ years experience working with construction drawings
  • Strong understanding of building design elements & process
  • Experience with large-scale retail developments, as an asset
  • Nice to have: construction management experience, Photoshop, Revit
  • Strong communication and relationship management skills
  • Accomplished in project and stakeholder management
  • Experience managing external vendors, as an asset
  • Team player
